BUILDING CODE OF AUSTRALIA AND SECTION J
From 1 November 2006 all Class 3 to 9 buildings must comply with the energy efficiency provisions of Section J of Volume 1 of the BCA. Evidence of compliance is required by the Principal Certifying Authority (PCA) who can be the Local Council or a private certifier at the Construction Certificate Stage. We have carried out assessments of commercial (Class 5), school (Class 9B) and institutional buildings (Class 9C) for our clients.
1. DEEMED TO SATISFY (DTS) ASSESSMENT by Archidoc
We suggest and provide a pre-DA assessment of J1 building fabric and J2 glazing to determine whether the building will satisfy the BCA DTS requirements. This approach reduces the risk of future non-compliance at the Construction Certificate Stage and in some cases the need for Section 96 applications to amend the original consent due to window glazing changes.
At Construction Certificate Stage we provide final wall, floor, roof and glazing calculation sheets and a Compliance Summary Report for the Certifying Authorities' (PCA) approval.
2. BCA JV3 VERIFICATION METHOD USING A REFERENCE BUILDING by Archidoc
Have you ever had a non-residential building project that you found difficult to get compliance with the BCA Section J deemed-to-satisfy (DTS) building fabric and glazing calculators? In particular, for Class 3 and 9c aged care buildings with a window to wall ratio above 18%, the DTS assessment method can require high performance window frames and extensive double glazing plus additional shading requirements. Nor does the the BCA glazing calculator take into account site conditions such as shading from buildings opposite and side walls, all of which have an impact on the building thermal performance.
Using the JV3 Verification method can provide an alternative assessment method as the whole-of-building can be simulated using computer modelling for conditioned and unconditioned zones, natural ventilation and the mechanical and electrical services. By using a simulation model (reference building) we can utilise those site conditions, more accurately assess the energy efficiency of each part of the building and add additional insulation where effective to reduce the DTS glazing requirements.
